ADF Partners was responsible for the complete design of this ground-up residence, including architecture, interiors, and landscape integration. The project was conceived to harmonize privacy and openness within a marina-front setting. A restrained composition of horizontal planes, deep overhangs, and vertical screens defines the street-facing façade, while the rear elevation opens to expansive terraces overlooking the water. The design sought to deliver a product that feels contemporary and of its time, while remaining timeless through its use of natural materials and a balanced, enduring palette. The interplay of light, proportion, and texture establishes continuity between exterior and interior spaces, bringing warmth and permanence to the home’s crisp modern geometry.

Ground-up construction that explores light, proportion, and material to create a calm, enduring expression of modern coastal living.

Both residences were developed through a close collaboration between architect and owner, resulting in spaces that balance precision with personality. Across all four levels, light, material, and landscape shape a calm, contemporary atmosphere rooted in comfort and connection. In the main residence, sculptural elements, natural stone, and warm textures define generous social areas, where art and handcrafted furniture bring depth and individuality. Above, the upper home takes on a lighter, more contemplative tone—organized around planted courtyards and framed ocean views that blur the boundary between indoors and out. Together, the two residences form a cohesive whole: distinct in character yet unified by a shared attention to light, proportion, and the quiet luxury of everyday living.
